With over 30 years' experience the business specialises in the management of blocks of flats and offers other related services such as insurance broking, lettings management, surveying, company secretarial and the provision of concierge staff. The group has revenues of approximately £46m, and has over 500 employees, 180 of which are based at clients' buildings. We also administer the employment (payroll and HR support) for a further 100 staff employed directly by our clients.
Headquartered in Richmond the group operates from 15 locations across England. The highest concentration of staff is in the Southeast of England.
Role Purpose
A key role within the Senior Management Team, the Director of Property responsible for their business unit for all operational, strategic, development, planning and governance matters including risk management.
You will act as the lead on all business operations relating to residential management, its people, and future ventures. A leader whose critical role is to steer the company in the most profitable direction whilst implementing its vision, mission, and long-term goals. A strategist whose goal is to ensure the company is constantly moving towards fulfilling both its short and long-term objectives and does not diverge from its strategic guidelines.
Primary Responsibilities
- Lead a team of property professionals to be efficient, productive, and effective. Ensuring your reportees manage their team and office portfolio in accordance with regulatory requirements inclusive of RICS Codes of Practice, ARMA-Q, Landlord & Tenant Act and Financial Conduct Authority
- Lead and inspire to ensure that the reportees provide a professional estate management service to the local office portfolio considering Client needs whether the client be freeholder, RMC, RTM or developer clients, managing in line with all service level agreements and within the agreed HML ethos.
- Ensuring operational financial and other targets are monitored and achieved.
- Develop and execute the company's residential management business strategies in order to attain the goals of the board.
- Translate strategy into actionable goals for performance and growth helping to implement organisation-wide goal setting, performance management, and annual operating planning
- Oversee company operations and employee productivity, building a highly inclusive culture ensuring team members thrive and organisational outcomes are met
- Ensure credibility of business proposition and growth through the timely & accurate analysis of results vs. budgets, trends and forecast
- Evaluate and advise on the impact of long-term forecasting, planning, introduction of new programmes, projects and strategies.
- Collaborate with the Senior Leadership Team in setting and driving organisational vision, operational strategy, and hiring needs
- Provide strategic advice concerning residential management operations to the board and Senior Leadership Team so that they will have accurate view of the market and the company's future
- Prepare and implement comprehensive business plans to facilitate achievement by planning cost-effective residential management operations and market development activities
- Ensure company policies and legal guidelines are communicated all the way from the top down in the company and that they are followed at all times
- Delegate responsibilities and supervise the work of Heads of Property Management providing guidance and motivation to drive maximum performance
- Set comprehensive goals for performance and growth
- Evaluate performance by analysing and interpreting data and metrics
- Participate in expansion activities (acquisitions & new business)
- Manage relationships with key strategic clients
- Analyse problematic situations and occurrences and provide solutions to ensure company survival and growth
- To manage all other duties as they arise as a result of the above and as a result of the growth of the HML operation.

- Understanding of all HML Processes, Practices and Ethos
- An advanced understanding of Residential Property Management and current legislation.
