Faraday's Building Surveying division serves as an integral part of the wider company's service provision. This includes dealing not only with major works projects on behalf of both internal and external clients, but also supporting our day-to-day property management services via expert advice, defect diagnosis, licensing building alterations, and developing Capital Expenditure Plans.
We comply fully with the Service Charge Management Code published by the Royal Institution of Chartered Surveyors and approved by the Secretary of State for England and Wales under the terms of Section 87 of the Leasehold Reform, Housing and Urban Development Act 1993. Faraday are registered under the Data Protection Act.
Role Purpose
This role will be in delivery of building surveying services, client care and liaison for both the Faraday and HML's Victoria and Pimlico portfolios of residential buildings and commercial clients, in accordance with the RICS code of practice, current legislation and operations manuals produced by the company.
It will require working with a level of autonomy as well as being part of a team environment. This including close interaction and collaborative working with the Property Management team, to serve the interests of our mutual clients.
The Building Surveying Department undertakes a wide variety of work including, but not limited to, contract administration & development monitoring, capital expenditure plans, drafting and overseeing licences for alterations, defect diagnosis, residential building surveys, defect diagnosis, schedules of condition and party wall awards.
You will have strong communication skills, with the ability to liaise with a variety of stakeholders along with attention for detail and IT literacy.
Primary Responsibilities
Main Duties will include the following, but will not be limited to:-
Contract Administration
... - Carry out initial Condition Surveys prior to preparing specifications of works.
- Read and interpret lease documents and advise clients.
- Take responsibility for preparing specifications and schedules of work for both residential and commercial property.
- Draft project cash-flows.
- Review tender submissions, make tender enquiries with the contractors, analyse the final prices, and issue recommendations for the client's consideration.
- Oversee and contract administer both minor and major projects, issuing instructions and ensuring contracts are finished on time and to budget, under JCT standard forms of contract.
CapEx Plans / Finance
- Preparing budget costings and Capital Expenditure Plans (CapEx) for clients and property management colleagues.
- Producing fee accounts for projects.
- Carrying out cost analysis of contractors' accounts.
- Agreeing and negotiating contractors' final accounts.
- Liaising generally with property managers and accounts colleagues in connection with preparation of service charge accounts, financial plans, expenditure and cashflow projections.
Licences to Alter
- Assessing plans and specifications from lessees for the altering of apartments and property for clients and advising thereon.
- Liaising with clients, solicitors and property management colleagues in connection with the issuing of Licences for Alterations.
- Making recommendations in connection with proposed alteration works.
- Monitoring lessees' alteration work and reporting.
- Assisting in the preparation of Alterations Policies and procedures and Contractor's Regulations for new and existing clients.
Defects Diagnosis
- Investigating and advising on building defects and reporting to clients and property managers.
- Preparing reports for clients and property managers with recommendations on repair and maintenance.
- Carry out preventative maintenance inspections, inspect and report upon defects.
Party Wall Matters
- Advising clients on party wall matters and associated boundary wall issues.
- Receiving and preparing Notices for service upon adjoining owners and acting as party wall surveyor in accordance with the Party Wall Etc Act 1996.
- Preparing schedules of condition, preparing party wall awards and advising clients generally on party wall legislation.
Health and Safety
- Undertake basic risk assessments.
- Review health and safety reports and instruct consultants and contractors on health and safety work.
- Co-ordinate and liaise with health and safety consultants where required in connection with the Construction (Design and Management) Regulations.
General
- Receive informal client/customer complaints and deal in accordance with the company procedures and with assistance from the Director of Surveying as necessary.
- Attend board, committee and general lessees' meetings as required both during the day and on occasion in the evenings.
- Liaise with the accounts department and follow up on unpaid invoices.
